New Kaiser Permanente Reno Office Planned for Construction

People in Northern Nevada will soon have more options for healthcare services with the construction of a Kaiser Permanente Reno office. This new facility will house dozens of new healthcare professionals, making care more accessible for everyone in the area. Here’s what you need to know about the new building.

The New Location

The Kaiser Permanente Reno office will be built at 803 W. Fifth St., just west of downtown Reno near Keystone Avenue. The site was strategically chosen for its high-traffic area near the West End Commons, home to popular businesses like In-N-Out Burger and Cracker Barrel.

The building itself is planned as an 11,400-square-foot, single-story building situated on a four-acre lot.

Concerns and Considerations

Constructing a new building always comes with considerations for the surrounding area, including traffic, housing, and zoning.

Developers expect that the Kaiser Permanente Reno office will bring in 414 daily trips, which falls well below the city’s threshold of 200 peak-hour trips. It shouldn’t cause any issues with the traffic flow to surrounding homes and businesses. The construction of the new medical office does replace a previously proposed 300-unit apartment complex that was part of the original plans for the site.

Currently, the single-story design of the building doesn’t meet the city’s minimum floor area ratio (FAR) requirements. It was initially designed as a five-story building to maximize space, but the engineering firm stated that a taller building wouldn’t be practical or match the single-story aesthetic of the surrounding neighborhood. Municipal code allows FAR requirements to be modified through a minor site plan review, which the engineers hope will allow the single-story building to meet zoning requirements.

A Positive Collaboration

The construction of the Kaiser Permanente Reno office expands Kaiser Permanente’s recent entry into the Nevada healthcare market, following a recent partnership with Renown Health and acquisition of a portion of the Hometown Health insurance arm. Despite potential concerns about future competition, Renown Health’s leadership has welcomed Kaiser Permanente to the area, emphasizing their role as a partner in the local healthcare market.

The project application was submitted by Keyston MF Holdco LLC, which is linked to Ensemble real estate firm, and it’s being designed by the engineering design firm Wood Rodgers.
